The Offer
If you participate in the 2006 Timbercorp Almond Project under this
offer, you will become an almond grower in a commercial almond orchard
that is expected to enter commercial production from early 2009. You
will lease from Timbercorp at least two allotments of land (Almondlots),
of approximately 0.25 hectares each, developed with all of the
improvements required to grow almonds, including Almond Trees,
irrigation infrastructure and an allocation of irrigation water. You
will engage Timbercorp to manage your Almondlots, and harvest and sell
your Almonds, on your behalf. You will be entitled to the net proceeds
from the sale of your Almonds during the 23-year term of the Project
Industry Outlook
The outlook for the global almond market is optimistic with the industry
demonstrating strong fundamentals over recent years. With global
consumption increasing steadily, there is a need for supply to keep pace
with the growth in demand. Almond prices are currently at a 7-year high
despite recent record crops with current Timbercorp Growers receiving
above forecast returns

Commissions & Cash Rebates
With tax effective
investments we will receive a commission that is not paid from your
investment amount. With the Timbercorp Project this is 5% commission and
5% marketing allowance. 100% of the commission is rebated, plus part of the marketing allowance depending upon the amount invest as
